The Stonebridge Redevelopment

Southstudio and a consultancy team have worked closely with LB Brent and other major stakeholders from 2013 onwards, to prepare an exciting masterplan for sensitive and beneficial redevelopment within the heart of Stonebridge, with the aim of strengthening and improving community amenities and to enrich the local environment.

This ambitious programme culminated in the masterplan, which formed a Hybrid Planning Application, gaining approval in May 2016. The masterplan has three main components as follows:

Full Planning Permission for the expansion and the improvement of school facilities on the site of the existing Grade II Listed Stonebridge Primary School – The Victorian Grade II Listed Stonebridge Primary School is to expand from 2 to 3 Forms of Entry consolidated on the site of the Listed Building. The proposals include an enlarged and imaginatively landscaped site, with careful refurbishment of the existing 3 storey building and proposed link to a 2 storey new build, to house a whole school assembly hall, nursery, reception and Key Stage 1 pupils.

Outline Planning Permission of sites for the delivery of high quality residential development – Three sites within the Masterplan are defined for residential development, which in total proposes 128 units. The vision across the three sites is to provide principally family sized accommodation including, affordable, intermediate and housing for sale. The sites range from 2 and 3 storey houses to 4, 5 and 6 storey apartment blocks (including New Accommodation for Independent Living).

Full Planning Permission for the reorientation, enlargement and landscaping of public open space – The existing open space is to be relocated away from the busy road on Hillside and a new enlarged linear park is proposed adjacent to existing green space along the canal feeder. Set within this carefully landscaped and habitat enriched environment will be a series of safe playgrounds, activity and community recreational areas. This proposal protects biodiversity and improves the quality of existing features, such as the canal feeder and existing mature trees.
